LUXURY VILLAS (with optional swimming pool), KOUMARORAKI

A new development of six modern, luxurious villas (with optional swimming pool) is offered for sale. The villas are currently under construction with completion estimated for summer 2010.
Situated on a plot of 12,800m2 and located just a few minutes drive from Aghia Paraskevi in the area of Koumaroraki these villas will all have beautiful panoramic views. The nearest beaches of Aghia Paraskevi, Troulos and Kolios are but a few minutes drive away.
Each villa will have around 1000m2 of surrounding land, extensive terrace areas, fitted kitchen (excluding appliances) and fitted wardrobes.

There are two villa types:-

Type A – Total floor area of 90m2 – these will be the top three villas. Each of these villas will have two levels: ground floor: 2 bedrooms and 1 large bathroom; first floor: open plan kitchen, lounge, dining area plus a small bathroom with WC and hand basin. The villa positioned at the top of the development will have slightly more land than the others, has the best views and so consequently is slightly more expensive. Price: 230,000 Euros, and 260,000 Euros for the top villa. A swimming pool (7.5 x 5m) can be included for an extra 30,000 Euros.

Type B – Total floor area of 132m2 – these will be the lower three villas. Each of these villas will have three levels: ground floor: open plan kitchen, lounge, dining area plus small bathroom with WC and hand basin; first floor: 2 bedrooms and 1 large bathroom, second floor: 1 large en suite bedroom. Price: 350,000 Euros. Swimming pool (7.5 x 5m) can be included for an extra 30,000 Euros.

Στην Κουμαροράχη, με θέα στον καταπληκτικό κόλπο της Άγιας Παρασκευή, χτίζεται ένα συγκρότημα από 6 καλοκαιρινές κατοικίες. Η βίλλες θα ολοκληρωθούν το καλοκαίρι του 2010. Βρίσκονται σε ένα κτήμα 12,800m2, και βρίσκονται σε κατηφορική θέση από την κορφή. Η παραλίες Κολιός, Τρούλος και Άγια Παρασκευή είναι όλες πολύ κοντά.
Η κάθε βίλλα έχει περίπου 1000 Μ2 γης σε αποκλειστική χρήση. Θα διαμορφωθούν αυλές και βεράντες που θα μεγιστοποιήσουν την θεα όχι μόνο στην θάλασσα και στην τριγύρω φύση η οποία είναι επίσης πολύ ωραία.
Υπάρχουν δυο τύποι

A τύπος – συνολικά τετραγωνικά μέτρα σε 2 πατώματα 90Μ2 – Θα είναι η 3 πιο πάνω βίλλες. Στο ισόγειο έχουν 2 υπνοδωμάτια και 1 μεγάλο μπάνιο, και στον πρώτο όροφο μεγάλο καθιστικό με κουζίνα, χώρος τραπεζαρίας και WC. Η πιο πάνω από τις τρεις βίλλες τύπου Α θα έχει λίγο παραπάνω έκταση γης και την καλύτερη θεα, και γι’αυτό θα στοιχίζει και λίγο παραπάνω. 260.000 € για την πιο πάνω βίλλα και 230,000 € για τις δυο παρακάτω βίλλες. Μια πισίνα (7.5 x 5 Μ) μπορεί να προστεθεί σε επιπλέον επιβάρυνση 30,000 €.

B τύπος – συνολικά τετραγωνικά μέτρα σε 3 πατώματα 132m2 – είναι οι τρεις κάτω βίλλες. Στο ισόγειο βρίσκονται ο καθιστικός χώρος, κουζίνα, τραπεζαρία και μικρό μπάνιο. Στον πρώτο όροφο υπάρχουν 2 υπνοδωμάτια και ένα μεγάλο μπάνιο, και στον δεύτερο όροφο μια μεγάλη κρεβατοκάμαρα με μπάνιο. Τιμή 350,000 €.
Μια πισίνα (7.5 x 5m) μπορεί να πραγματοποιηθεί για επιπλέον 30,000 €.
